INFORMATION & STAFF COMMENTS - Next Meeting Date: September 1, 2011 Minutes: Communication Items: •CTDEEP Notice of Tentative Determination: 55 Chapman Lane Application #519; Proposed Re-Subdivision at 6 & 11 Lucienne Way (Babcock Re-subdivision), Clinton Babcock & Kimberly Gauthier (applicant/owner), 2-Lot re-subdivision of 11.08± acres. Zone R-60 Approved with conditions Document Library Fee: $860 Staff Comments: Previously approved conservation subdivision Ap#466 and Ap# 506 created and modified Lots 6 & 11. The owner subsequently merged the two lots. This application requests approval to re-subdivide the merged lot into two lots. The only issue needing clarification is related to the trail over the property to the open space. Originally approved as Ap#466, these two lots were shown with two drive ways as depicted in the current application. That plan did not include a path to the open space. In Ap#506, the plan was revised with the two lots served by a shared driveway and the stone dust path was depicted and an easement was granted to the Town. In the current application the path crosses and re-crosses the proposed second driveway. The Commission may want to consider asking that the path and easement be relocated. As part of the application, the applicant has requested a waiver of Section 5.6 of the Subdivision regulations relating to sidewalks. The applicant indicates that monumentation is inplace, however, a bond would be required for the curb cut to Lucienne Way. 8-24 Referral: 2011-2012 Road Improvement Program Voted consistent with POCD Discussion Zoning Regulation and Map Update
